The short version

• The numbers you enter — price, rent, rate, ZIP — are held in your browser and used to draw the page. They are never transmitted to a server we control.
• We set no cookies of our own, and run no analytics.
• We show advertising from Google AdSense. Google and its partners do use cookies, and that is the one place data about you is collected here.

What the calculator does with your figures

• Everything is computed in your browser. The whole model runs as JavaScript on your device. No price, rent, income, down payment or ZIP code is posted anywhere.
• ZIP lookup. Entering a ZIP fetches a small pre-built file of Zillow market medians from this same domain. The request asks for a file named after the first three digits of the ZIP — so what reaches the network is a filename, and it is the same file for every ZIP in that range. Nothing is looked up on your behalf and nothing is stored.
• "Locate me" asks your browser for your location, and your browser asks you first. The coordinates are used on the spot to pick the nearest ZIP from a file, then discarded. They are not sent to us or to anyone else. Declining costs you nothing but the shortcut.
• The address bar. Your scenario is mirrored into the URL so a link can carry it. That happens in your browser. If you copy that link and send it to someone, you are sending them your figures — that is the feature, but it is worth knowing.
• Local storage. One item, theme, remembering whether you chose light or dark. It is not a cookie, it is never transmitted, and clearing your site data removes it.

Advertising

• This site is funded by ads served through Google AdSense. Google is a third-party vendor and uses cookies to serve them.
• Google's use of advertising cookies lets it and its partners serve ads based on your visits to this and other sites. Google's DoubleClick cookie enables it and its partners to serve ads based on your visit to this site and/or other sites on the internet.
• You can opt out of personalised advertising by visiting Google's Ads Settings. You can opt out of a third-party vendor's use of cookies for personalised advertising at aboutads.info/choices or youronlinechoices.com in Europe.
• What Google collects and how it uses it is governed by its own policy, not ours — see How Google uses information from sites that use its services.
• Ads are labelled and sit in fixed boxes beside and between the content. We do not sell your data to anyone, because we do not hold any.

Hosting and server logs

• The site is served as static files by Cloudflare. Like any web host, Cloudflare records requests — IP address, timestamp, the file requested, user agent — for delivery, security and abuse prevention. We use these only in aggregate to see whether the site is up and being used.
• Cloudflare's handling of that data is described in its privacy policy.
• Fonts, images and scripts are served from this domain, apart from the Google advertising script described above. Nothing else is loaded from a third party.

Your rights

• If you are in the EEA or UK, the GDPR gives you rights of access, correction, erasure and objection over personal data held about you. We hold none, so there is nothing for us to hand over or delete — the requests worth making are to Google, over its advertising cookies, using the links above.
• If you are in California, the CCPA gives you the right to know what personal information is collected and to opt out of its sale. We collect none and sell none.
• Children. This site is not directed at children under 13 and we do not knowingly collect anything from them.

Changes and contact

• If this policy changes, the date at the top of the page changes with it. There is no mailing list to notify, because we do not have your address.
